Russ Dalbey

The Dalbey Education Institute
Russ Dalbey founded The Dalbey Education Institute in 1995 to provide customers with the highest quality of wealth-building products, services and networking resources for buyers and sellers of real estate and all other cash flows. Since that time, Dalbey has expanded the company into a full-service educational institute and has become a leading industry expert in cash flow notes.
Dalbey began his successful career as a Wall Street stockbroker where his personal sales volume often matched that of the other 28 brokers in his office. In 1990 he began the foundation for his own company, growing his fortunes quickly in a lucrative real estate note business.
With the ability to retire at the age of 28, Dalbey chose to begin a career in educating individuals on how to be successful working in the cash flow business. In 1995 he founded America’s Note Network, which later evolved into The Dalbey Education Institute.
Today, Dalbey works full-time helping others build success in the cash flow business. The company has grown from a one-person, home-based operation to a 270-employee organization operating out of a 46,000 square-foot building in Westminster, Colorado, just north of Denver. The Dalbey Education Institute currently services more than 200,000 clients in all 50 states and six foreign countries.
Dalbey is an expert speaker and educator, credited with many influential lectures and workshops. He has authored more than 100 articles about the cash flow business, and he is responsible for the best course available in this industry, the extremely popular “Winning in the Cash Flow Business.”
In addition to his business success, Dalbey is a former professional cyclist. In the early 1980s he raced competitively, participating in major events including participating in the United States Olympic training team. Dalbey seized international honors in 1983, setting the world speed record in the one-mile course.
Andrew Steiner
Director of Client Relations
The Dalbey Education Institute
In his role as Director of Client Relations for the Dalbey Education Institute, Andrew Steiner directs all financial education programs for the company’s expansive line of professional mentoring services. When he joined the company in 2003, he brought with him more than 10 years of experience in education and entrepreneurship.
Steiner is an experienced financial expert who learned the private note business under his mentor Russ Dalbey. He also oversees the Institute’s Coaching and Success Counselor teams. In that capacity, he has worked on hundreds of note deals and consulted with thousands of the Dalbey Education Institute’s students to build successful businesses.
Before joining the Dalbey Education Institute, Steiner taught Information Technology as a college professor at a college in Pennsylvania where he established himself as a results-driven educator.
In addition, Steiner has worked extensively in guerilla marketing and sales, even braving the difficult world of door-to-door solicitation. As a result, he is a sought-after speaker in topics ranging from lead harvesting to negotiation to deal structuring.
Originally from Miami, Florida, Steiner received a B.A. in Psychology from Muhlenberg College and an A.A.S. in Computer Science from Lehigh Carbon Community College. He is currently pursuing his CPA license.
David Winter
Lead Educator

With more than 30 years of experience in business and education, Dr. David Winter has acted as the Institute’s head educator since 2005, providing personalized guidance to students at workshops and training sessions.
Prior to his work at the Dalbey Education Institute, Winter founded the Denver branch of the Anthony Robbins Company where he provided hands on coaching and motivation for thousands of clients. In his 17-year career there he established himself as a sought after public speaker and a leading educator in the fields of professional motivation and business education.
Winter joined the Dalbey Education Institute in 2004 from Time-Life in Denver, Colorado where he served as the Sales Manager. In that role he interviewed, hired, trained, coached, and motivated a staff of up to 60 representatives.
Born in rural South Dakota, Winter moved to Wyoming to pursue a career in education. He received a Masters Degree and a Doctorate in Education from the University of Wyoming. In addition, he served as a both a high school principal and Director of Research and Development for a school district in Wyoming.
